Phase I ESAs
B&N’s environmental professionals perform Phase I ESAs for a wide range of properties,
including residential, commercial and industrial sites as well as vacant land. Our
Phase I ESAs follow American Society for Testing and Materials (ASTM) E1527-13 standards
and are performed in conjunction with the U.S. Environmental Protection Agency’s
All Appropriate Inquiries (AAI) Final Rule.

Phase II ESAs
After a Phase I ESA, soils, groundwater and other media might need to be tested
to determine if historical operations have impacted the property. As part of a Phase
II ESA, B&N’s trained field personnel collect samples from the site, analyze test
results and compare them to regulatory standards to determine if the site is in
compliance or if additional work is necessary.
B&N has conducted Phase II assessments for private developers, corporations, the
insurance industry, realtors, lending institutions, park districts, municipalities
and the State of Ohio.

Brownfield Site Assessments
B&N has completed many Phase I and Phase II site assessments for brownfield redevelopment
properties. Our teams conduct these site assessments under stringent ASTM and Voluntary
Action Program (VAP) standards.
