Burgess & Niple (B&N) provided site development and improvements for the Paradise Property/ Bull Run Tract, a 420-acre site located on Route 234 in Prince William County, Virginia. The Paradise Property was designed to encompass 2,200 multifamily units, 600 townhouses, offices, and 55 acres of retail development.
Site improvements included conceptual planning, rezoning, and floodplain analysis, which resulted in the development of five best management practices/stormwater management facilities. Storm drainage system design consisted of pipe sizes ranging from 15 inches to triple 10- by 10-foot box culverts. The project team conducted a water system capacity analysis, which included more than 23,000 feet of water main. An entire 2.5-million-gpd water service zone was modeled for the purpose of designing these on-site lines.
These comprehensive water control facilities enabled B&N to successfully develop a traffic network composed of more than 17,000 linear feet of roadway, including a six-lane arterial and four-lane highway, two-lane collector highway, turn lanes, and major intersections.
