Burgess & Niple (B&N) provided civil engineering services for Marina Shores, a 60-acre, mixed-use development consisting of 728 apartment units, a 100,000-square-foot shopping center, a 200-slip marina and dry storage facility, an office building, and a mini-warehouse storage operation.
Planning was complicated by the existing terrain, which included navigable stream and drainage channels, and by a new four-lane divided roadway that split the site. B&N designated locations for utility crossings to be constructed as a part of the roadway project.
A hydraulic analysis was conducted to ensure adequate fire pressure and flows. This included some interesting elevations due to the high residential density and high-liability commercial and marina complex. B&N worked closely with the Department of Public Utilities to model this system because it required high demands in an area where the City's system had existing pressure problems.
